Ouray RV Park and Cabins, now operating under the expanded umbrella of the Ouray Riverside Resort, occupies a narrow, 7.5-acre strip of land sandwiched between Highway 550 and the rushing waters of the Uncompahgre River, named from the Ute word for red water spring. The property was purchased in 2015 by Jason and Amber Perkins, who left their corporate careers and nomadic RV lifestyle to establish a family-run basecamp at an elevation of 7,800 feet. Over the years, the Perkins family expanded their footprint by acquiring the adjacent Riverside Inn and Cabins in 2020, followed by the River Run Cabins in 2024. This consolidation transformed the original campground into a multi-faceted resort, though the core of the experience remains rooted in the classic mountain RV and cabin lifestyle. The park is situated just half a mile north of downtown Ouray, making it easy to walk to local shops, the historic Ouray Hot Springs Pool, and nearby trailheads without needing to drive.

The layout of the campground is designed to accommodate everything from compact camper vans to massive 45-foot big rigs. Among the 72 RV sites, the most coveted are the premium, extra-wide riverfront spots, numbered 30 through 36, which back directly up to the Uncompahgre River, where the sound of the water provides a natural soundscape. These premium sites feature full hookups with 20, 30, and 50-amp electricity, water, and sewer connections. For those traveling without a rig, the property offers a range of cabin accommodations. The rustic, basic cabins provide a simple, solid-walled shelter with comfortable beds, while the deluxe cabins offer a more elevated glamping experience complete with private bathrooms, fully equipped kitchens, and cozy living spaces. The resort enforces a strict RV age and condition policy, requiring rigs to be under ten years old or pre-approved, ensuring a clean and well-maintained environment for all guests.

Beyond the campsites and cabins, the resort features a robust suite of on-site amenities designed to support outdoor adventurers. The Smokehouse, the resort's signature restaurant, occupies the former Ouray Cafe building and serves hearty breakfasts and slow-smoked American barbecue dinners, complete with a selection of local craft beers and wines. Modern conveniences on the property include a fully renovated, heated bathhouse, a guest laundromat, a convenience store, and high-speed fiber-optic Wi-Fi that reaches across the entire 7.5 acres. Recognizing that exploring the rugged high country is a primary draw, the resort operates its own fleet of late-model Jeep Rubicon rentals directly from the front office. These trail-ready 4x4 vehicles are equipped with suspension lifts and oversized off-road tires, allowing guests to tackle challenging local passes like Yankee Boy Basin, Imogene Pass, or the Alpine Loop right from their campsite.
